Under the Design-Assist delivery system, the owner contracts separately for the design and for the construction of the project. However, Pacific West Builders is selected and brought in to the project team early during the design phase in order to capitalize on the designers and contractors respective areas of expertise which benefits the project as a whole. This project delivery system identifies and resolves design, budget and schedule challenges and constructability issues prior to construction.
Bringing Pacific West Builders (PWB) in to the project team during the early stages of design permits PWB to work with the designers and owner to develop a realistic budget and schedule. Using PWB’s resources and expertise in construction and cost estimating, value engineering ideas can be brought
forward early in the design for the designers and owner’s review and evaluation.
The value engineering ideas that are adopted can be quickly, and inexpensively, incorporated into the design. PWB, during development of the design and details, can assist the designers by providing constructability reviews of the plans and specifications permitting better trade coordination, early ordering of long lead time items, reduce design related RFI’s that greatly minimize the potential for change orders, and streamline design details and specifications, which reduces
the overall time frame for the project and maximizes the value and quality of the project.
The earlier in the design process that PWB is brought on to the project the greater the benefit to the owner and project. Value engineering ideas and constructability issues that may be identified and incorporated into the project before the project design has been completed and approved can eleviate additional design fees, re-permitting, change orders and time to the project.
