Construction Management can, typically, be performed under one of two contract delivery methods, Multiple Prime or CM At Risk.
As a Construction Manager using the Multiple Prime delivery method PWB would act as the client’s agent with all the subcontractors under contract with the client. PWB would perform all the preconstruction services, negotiate the subcontracts and supervise the construction depending upon the client’s requirements. PWB would be reimbursed under a cost plus a fee contract.
As a Construction Manager using the CM At Risk delivery method PWB would negotiate a cost of the project with the client and would guarantee that cost. PWB would be at risk to ensure the project came in or under budget. Under this delivery method any savings can be split between the client and the CM. All subcontractors would be under contract with PWB.
